Review a student-accommodation offer using the actual property, contracting party and contract. Check the complete cost, guarantor obligations and late-arrival or cancellation terms before signing.
What the official guidance establishes
The US FTC warns that rental scammers can copy real property listings and replace contact details. It recommends checking the property and obtaining a contract before sending a vacation-rental deposit. Read US Federal Trade Commission: rental listing scams for the original scope and current instructions.
Verify the property and party
Locate the accommodation provider independently through the institution or its genuine website. Compare the address and contracting entity with the offer and payment instructions. A tour or an attractive student-housing logo is one piece of information, not a complete authenticity check.
Read the money and obligations
Record the term, rent, deposit, bills, extra charges and payment dates stated in the contract. Read the guarantor clause if one applies and ask for an explanation before involving another person. Keep accommodation terms separate from the university’s tuition terms.
Plan the real arrival scenario
Ask what happens if you arrive late, defer or cannot travel. Confirm key collection, access and the notice process for cancellation or complaints. Save the contract version, answers and receipt so the arrangement can be explained if the timetable changes.
Your working sheet
This is an optional IMMIGEUROPE planning worksheet, not an official application form or a new document requirement.
| Record | What to enter |
|---|---|
| Property | Verified address and contracting party |
| Money | Rent, deposit, bills and dates |
| Responsibility | Guarantor and other stated obligations |
| Scenario | Late arrival, deferral and cancellation wording |
Worked planning example
A fictional student receives a last-minute message changing the accommodation account details. They verify the change through the provider’s independently known contact before sending money. The original booking and new message remain in the evidence file.
Keep an unresolved authenticity or contract question open until it is answered in writing. Keep the next action in the moving planner and use the guide library for the next part of your move.
